Terms for students lets through Homelets of Bath
- To reserve a property, all applicants must immediately pay a Documentation Charge of £50 + VAT, plus a Guarantor Charge of £50 + VAT along with the full deposit. The deposit is equivalent to one month’s rent + £50 per applicant subject to a minimum of £200.
- Application forms must be completed and returned within 7 days of reservation along with photographic I.D. and student identification number.
- The first month’s rent must be paid within 28 days of reservation.
- All applicants together must sign contracts, within 28 days of reservation.
- Thereafter, all rent will be paid by standing orders direct from each student’s account.
- All tenancies will be 11-month terms.
- HomeLets is unable to enter into discussion with third parties. Parents/Guarantors may put queries in writing and will be answered as time allows.
- Failure to adhere to HomeLets’ terms will result in the property being marketed for another group.
- If the tenancy is aborted as a result of your failure to adhere to terms, all Documentation and Guarantor Charges will be withheld.
- If one of a group withdraws before a tenancy is signed, that applicant will lose their Document and Guarantor Charges and the remaining applicants will be required to pay Guarantor Charges again.
- If one of a group withdraws after a tenancy has been signed, a Breach Charge of £325 + VAT will be payable by the applicant withdrawing in addition to Documentation & Guarantor Charges lost.
