Tenants:
Can I have a tenancy for less than six months?

  • It depends on the property and the landlord. Some landlords will consider a shorter term, or a six-month term with a break clause. Please ask the team about the property or term in which you are interested.

  • How long will my application take?
  • It has been done in as little as 24 hours, but we recommend allowing at least a few days for your referees to respond to us.

  • Can I move some of my things in before the tenancy starts?
  • No, unfortunately not. You may have access only on the day the tenancy begins.

  • Do I need to insure my things?
  • Your landlord will only insure the building and provided contents. You must insure your own belongings.

  • Where can I park?
  • Although many properties come with off-street parking or garages, others will have use of street parking. Permits are required for city centre properties, and are available from the council.

  • Do you accept Housing Benefit?
  • Applicants claiming Housing Benefit are welcomed by us with a guarantor, although some landlords choose not to accept claimants. Please be aware we do not accept the deposit bond scheme or rent paid directly from the council.
  • Landlords:
    Can I specify whether I’ll accept pets, children and so on?

  • Yes, of course. We will take full details of your acceptable applicants.

  • Can I specify non-smokers?
  • All HomeLets properties are non-smoking and this is included in the tenancy agreement.

  • When will I receive my rent?
  • Managed landlords (and those choosing rent collection) will receive the rent at the end of each month. For ‘let only’ properties, HomeLets will set up standing orders from the tenants into your account on the anniversary date of the tenancy each month.

  • Do I need to insure for letting?
  • Yes, you must insure the building and all contents and fixtures you provide.
