The Government has extended the compulsory requirement for an EPC to property being rented with effect from 1st October 2008, the certificate is required before marketing can begin.

The EPC is similar to the advice stickers found on many domestic appliances indicating energy efficiency. Similarly, the EPC rates a property from A (very efficient) to G (inefficient). The Certificates also indicate the property's environmental impact.

The findings from the property assessment will include advice for improving the energy efficiency of the property, though there is no obligation to implement any of the recommendations.
